Wakemans aim to tailor our service provision in accordance with the Client’s requirements, this will greatly depend on the construction or adaptation of the shell building and fit out.
In all matters, we will act as an intermediary between the Developer and our Client to ensure the project is delivered to specification, programme and within the agreed budget.
Key processes will include: the preparation and issue of detailed specifications in the form of Tenant’s Requirements Documentation, working closely with the Developer’s team to ensure they can successfully incorporate our Clients’ requirements into the scheme. We will also assist the Developer and their solicitor in the negotiation of the Agreement for Lease.
Finding a suitable Contractor to execute the works is key to its success and we will assist our Client to select suitable companies to fulfil the brief. Going forward, we can benchmark these suppliers with a view to establishing a preferred suppliers list for future projects.
Cost control is vital and this will be managed via ongoing budget estimate of cost reporting as the scheme progresses incorporating a Risk Register and Variation Enquiry procedure, in conjunction with the anticipated project programme.
When the project is nearing completion, we will manage the handover phase, coordinating Practical Completion inspections and making representation on behalf of our Client with the Employer’s Agent to correct any snagging issues prior to hand-over of the site and execution of the Lease.
