Wakemans were engaged on this £30m development to provide a state of the art distribution centre at Stafford North Business Park. The unit opened in October 2022 employing more than 800 people. The fulfilment centre has the capability to support future growth for the tenant Pets at Home.
Pets At Home instructed an additional £7m Tenant’s fitout works to the three storey base build.
The scheme consists of 670,000ft2 warehouse facilities, alongside three storey and two storey office elements. 30 electric car charge points were included as well as new cycle routes. Public facilities surrounding the site include a nature walk with bat and bird boxes and dog walking areas.
The development has been sustainably designed achieving BREEAM Excellent accreditation, with numerous environmentally friendly features including solar panels and rainwater harvesting.
£6m of infrastructure works included a new roundabout on the A34 at Redhill to serve the site.
The distribution centre has won the Midlands Property Awards 2022 and IAS 2022 Deal of the Year Award.
Wakemans are delighted to have been retained by St. Modwen Logistics on Phase 2 of St. Modwen Park, Derby. The remit for our professional expertise includes Cost and Project Management, Employer’s Agent, Principal Designer and Health & Safety Advisor services.
The £59m industrial and logistics development comprises of c.350,000 sq ft delivered across five industry-leading warehouse units, commencing with a new 145,000 sq ft warehouse which has already been pre-let. The units will be constructed to St. Modwen Logistics’ ‘Swan Standard’ for sustainable construction, meaning they will be highly energy efficient and come with an EPC A+ rating. All five units will also benefit from the installation of enhanced rooftop solar panels, thereby helping occupiers to reduce their operational costs and have been designed to BREEAM Excellent accreditation.

St. Modwen Park Derby will also see the ongoing creation of a new riverside nature corridor with the planting of thousands of trees and shrubs to surround the park, an initiative that forms part of St. Modwen Logistics’ commitment to providing biodiversity as a part of its development strategy, assisting its occupiers to achieve their own sustainability goals, whilst providing a green and pleasant environment for occupiers and their employees at the Park.
Other members of the development team include Architects – Stephen George & Partners; Contractors: Winvic Construction; Geo-Technical & Geo-Environmental Engineers – Atkins Limited; Structural Engineers – Rodgers Leask; M&E Engineers – Hopkins Coats Associates and Ecologists – SK Environmental Solutions.
The project has an estimated completion date in Spring 2024.
St Modwen Park, Gloucester

Description:
Phase 1 of the development consisted of three units ranging from 45,000 ft² – 73,000 ft², all units have been occupied tenant’s include: global water treatment and magnetic filtration manufacturer ADEY and Innovation and multi-channel cookware retailer ProCook.
Phase 2 of the development consisted of four speculative units ranging between 36,576 ft² to 55,016 ft².
Phase 3 of the development consisted one 116,000 ft² build to suit unit for Gardiner Brothers & Leather Co. The unit has been built with modern day occupier’s requirements in mind, incorporating various green initiatives including electric car charging points and an EPC ‘A’ rating.
Phase 4 of the development consisted of one speculative 61,000 ft² completed in May 2022 and Phase 5 of the development completed in Sept 2022, comprised of 167,000 ft² ProCook development supporting its commitment to growth, sustainability and employee wellbeing. The office space comprises 18% of the building, rather than the standard 5-7%. The unit has been built in accordance with the Developer’s Standard responsible business guidelines supporting Procook’s sustainability targets to deliver a BREEAM Excellent and an EPC A rated facility. Sustainability measures include: – rainwater harvesting, EV charging points and the provision of natural light into the warehouse via skylights. ProCook employees have access to a running track, and outdoor eating spaces, as well as an indoor gym. The speculative unit was also delivered to BREEAM Excellent.
A further 5 units ranging from 33,000 ft² – 49,000 ft² are envisaged to be delivered across two phases during 2023-2025.
New Production Facilities for Stovax Heating Group, Exeter

This project involved the development of a new, purpose-built facility for Stovax solid fuel and Gazco gas and electric located at Skypark, Exeter
Having outgrown its previous accommodation over 10 sites, the building was designed to satisfy Stovax and Gazco high requirements for a premium, sustainable space to enable the expansion of its manufacturing and business operations under one roof.
The new 200,000 ft² premises offers new office accommodation and state-of-the-art manufacturing facilities. It is envisaged the development will significantly speed up operations, increase production rate and efficiency, and lower our operating costs.,
The building has been designed to the BREEAM ‘Excellent’ standard and incorporates the latest technology in insulation, heat recovery and cooling systems. The new environmentally-considered building is helping to cut the manufacturer’s commercial energy usage and reduce its carbon footprint.
Wakemans Bristol office has re-located to a new larger office at 4 Grove Road, Redland, Bristol BS6 6UJ.

John & Friends Walk from Caernarfon Castle to the Summit of Yr Wyddfa Raising £1,606 for Blue Sky North Wales
Congratulations to our Divisional Director Dylan Morris and his friends who took part in an epic walk on the 10th September from Caernarfon Castle to the summit of Yr Wyddfa in Snowdon.
Dylan reached the summit in 5 hours 43 minutes and covering 17miles achieving a total elevation of 4,180ft!
Dylan undertook the walk alongside 10 friends to raise money for the Urology Dept Ysbyty Gwynedd where his friend John Parry had received exceptional care via the charity Awyr Las Gogledd Cymru / Blue Sky North Wales.
A total of £1,606 raised for this cause.
John Parry’s Charity Walk
Ten friends joined John to walk 17 miles from Caernarfon Castle to the summit of Yr Wyddfa and down to Llanberis. The walk left the shores of the Menai Strait and trekked along old railway tracks, through villages and up through Cefn Du quarry to Maesgwm – where they cut across to Hebron to start the ascent of Yr Wyddfa.
John Parry decided to organise the challenge having received excellent care from the Urology team based at Ysbyty Gwynedd the district general hospital in Bangor, where John underwent treatment for a prostrate problem which turned out to be a benign disease.
Prostate enlargement is a very common condition associated with ageing and more than 1 in 3 of all men over 50 will have some symptoms. Unfortunately, in the UK, prostate cancer is the most common type of cancer with more than 45,000 new cases diagnosed every year.
Wakemans were engaged on this multi-phased project to act as Employer’s Agent, Construction Cost Consultant, Principal Designer and Health & Safety Advisor. Scroll down to read about the 4 stages of the development.
Phase 1 saw the completion of three high specification units ranging in size from 12,375ft2 to 49,000ft2, providing occupiers with first floor open plan offices with suspended ceilings and raised access floors, dedicated yards and parking. In total this phase offered distribution and office space totalling up to 89,375 ft2.
Phase 2
Phase 2 of the St Modwen Park, Tamworth development represented the largest single speculative build for the developer at the time (July 2021).
This build provided a single 321,000ft2 unit with enhanced facilities throughout to suit the needs of a major logistics tenant.
The scheme also included extensive highways works to provide a main access road to the site and involved the clearance of land and preparation of land for phases 3 and 4 of the development.
Phase 3
Phase 3 of the development comprises a further three units, two of which are 46,000ft2, with the third being 63,000ft2. This part of the scheme completed in June 2021.
St Modwen has provided a trim trail with fitness equipment, this is adjacent to the park and benefits the local community and the park’s tenants (shown in the areal picture above).
Phase 4
This phase of the project includes the construction of unit T118 which has a 111,250 ft2 warehouse with associated offices covering 7,500 ft2.
The accommodation offers 10 dock level loading doors and parking for 110 cars.
As a testament to the strength of the logistics market, the unit is being built speculatively.
Phase 4 is the final phase of this development (July 2022).
It has been an exciting and busy year so far for the whole team at Wakemans so the Directors arranged a motivational get together to celebrate our recent project achievements. Wakemans like to create regular opportunities for team building so people can connect and interact in meaningful ways, outside of the usual meetings. It was also a great chance for some of our newest members of the team to get to know one another.

This is of paramount importance within the world of professional construction, often overlooked in favour of more obvious and highly promoted career choices.
We would like to congratulate James Edmunds a member of our Building Surveying division, who has just passed his RICS Assessment of Professional Competence to become a Member of the Royal Institution of Chartered Surveyors (MRICS).
James joined us as a Building Surveying graduate in 2021. James was looking for a company to develop his experience and attain professional qualifications and since joining us James has achieved both. Working on a variety of commercial projects he has certainly had a good grounding in his chosen career. James comments, “I have worked hard to achieve my MRICS status, and I have benefited from the knowledge I have attained from both project experience and that gleaned working alongside my colleagues. I am looking forward to continuing to flourish in my profession”.

Wakemans also aims to encourage undergraduate students who are studying for an RICS accredited degree. Our trainee Building Surveyor Lexie Siziba has just completed a year’s placement working full time for us, this has given her a valuable insight into the world of Building Surveying work and has prepared the ground for her to complete her degree in 2023. “I have enjoyed my time here, and it has proven an invaluable experience. I am also delighted that I have received a job offer with Wakemans on completion of my studies”. Peter Wadley Head of Building Surveying comments, “Lexie has proved to be an eager trainee, it has been a pleasure to work with her and encourage her development over the last year, we wish her every success in her last year of studies and look forward to welcoming her to the team next year”.
Having completed his second year of studies at Nottingham Trent University, Josh Guest has started work for us as the next student undertaking the student placement role. Wakemans welcome Josh to the Building Surveying Department, and we look forward to equipping him with valuable work experience.

Matthew McWalter – Head of Project Management
Matthew steps up as Head of Project Management. Matthew joined the company in July 2016 as a Senior Project Manager. Our project management team work on a varied range of projects across all market sectors and this service is a key component of the Wakemans offering. Matt comments “I am delighted that my commitment to my work has been recognised and I look forward to continuing to grow and strengthen our Project Management team, Project Management can be a vary varied role and I enjoy the challenges it throws up along the way. I work alongside a great team, and I am particularly looking to grow and drive our Project Management service offering forwards.”
Cost Management
Steve Howard – Associate Director
Steve has been promoted to an Associate Director, he currently works within our Leisure team and has been engaged on numerous projects for Travelodge Hotels Limited across the UK, assisting the hotelier to strengthen their brand and develop their UK portfolio of hotels. Steve joined the company as a Trainee in 2002 and has obtained his degree whilst in our employment. “I look forward to joining the management team and supporting Wakemans who have provided me with so many opportunities. I am proud to be part of a business with such a strong legacy and hope to contribute to further successes.”
Mehran Salari – Associate Director
Mehran is promoted to an Associate Director he started work as a Trainee in 2005 benefiting from our Undergraduate training and mentoring programme obtaining his BSc (Hons) degree in 2010, and currently working towards his RICS Assessment of Professional Competence (APC). Mehran comments: “Wakemans have supported me through my degree, gaining valuable work experience during this time has kick started my career by putting the theory directly into practice. I really appreciate the opportunities that have been made available to me and look forward to fulfilling my role as Associate Director.”
Ben Pugh – Associate Director
Ben who works with our Industrial and Logistics team has also become an Associate Director of the Company. Ben has been engaged as a Project Manager and Cost Consultant on several large and complex infrastructure schemes to provide remediated land with all necessary service connections and roadworks on brownfield sites prior to construction. Ben has recently been involved in the major re-development of the Longbridge site in Birmingham and St Modwen Industrial and Logistics Park, Derby. Ben joined Wakemans as a graduate in 2006 and has built his career with us. “Since joining Wakemans as a Graduate I have worked across many market sectors of the industry which has enabled me to gain confidence and invaluable experience. I am looking forward to continuing to develop within the team and I am pleased to have been promoted to Associate level. I am glad my dedication to work has paid off and I hope to continue to grow within Wakemans,”Says Ben.
Dan Dafforn – Principal Surveyor
Dan has been promoted to the role of Principal Surveyor and works with the Industrial and Logistics team. Dan is a highly focussed member of the Industrial and Logistics team and has worked in the roles of Cost Consultant and Project Manager on some interesting projects to develop large business parks for logistics and industrial tenants. Dan has worked for Wakemans for 20 years and joined the company as a Trainee undertaking his degree whilst gaining valuable work experience. “I have built my career in professional construction and whilst the role can be challenging at times, the work has proved rewarding and interesting, I look forward to continue to develop my role within Wakemans” says Dan.
Gerard Belfield – Principal Surveyor
Gerard’s work is currently focused on education providing new facilities and extension projects for some local schools and academies. Gerard is a highly experienced Cost Consultant having worked within the construction and property business for 33 years. Gerard has chosen to focus on construction cost engineering through his career and is a highly capable individual managing multi-million-pound schemes. “Wakemans is a multi-disciplinary consultancy and I enjoy working on a variety of projects and adapting my skills to offer our Clients a bespoke service, I continue to thrive on the range of projects that I am engaged upon.”
Kayleigh Davenport – Principal Designer, CDM Advisor
Kayleigh Davenport has been promoted to the role of Senior Principal Designer rewarding her growth and commitment since joining the Health & Safety team in 2021. Kayleigh has worked within the construction industry since 2015, she has a degree in architecture which coupled with her experience in the realm of Health & Safety makes her an invaluable member of the Health & Safety team. Kayleigh is highly qualified with several health & safety focussed professional affiliations including NEBOSH, Tech IOSH, and AaPS. Kayleigh is looking forward to developing her career with Wakemans. Kayleigh reflects “I am really enjoying my role at Wakemans, and though it is throwing up a range of challenges, my job is pushing me to develop my career.
