Description:

Wakemans are employed by St Modwen Developments as Contract Administrator, Quantity Surveyor, CDM Co-ordinator and BREEAM Assessor on this major development project located in Exeter. Close to the regional transport network including nearby Exeter airport the site is identified by South West Regional Development Agency (SWRDA) as a strategically significant area for commercial growth and development in the area.

Skypark, represents a major 20 year £210m Business Park development. The multi phased scheme will include: mixed use office development and industrial development covering up to 140,467 square metres. The development will also accommodate complimentary crèches, cafés and retail areas; a 150 bed hotel with leisure and conference facilities; a relocated football ground and open space, to include flood attenuation measures, walking and cycling routes, fitness trails and the creation of new areas of habitat of biodiversity value.

During the initial phases of the scheme the Skypark Energy Centre was constructed a ground-breaking biomass district heating network to meet the energy requirements of to business units located on Skypark and new homes located close development.

Description:

Wakemans were retained on this project as Employer’s Agent, Quantity Surveyor and CDM Advisor by developers AC Lloyd.

This project involved the construction of a 52,000 ft² manufacturing warehouse with offices for Leeson Polyurethanes Ltd – the country’s largest specialised manufacturer of formulated polyurethanes, a polymer which has various uses from serving as an adhesive to being moulded into products such as binders and coatings.

The manufacturer was previously occupying a smaller unit at Tachbrook Park, however due to a period of sustained growth the company commissioned developer AC Lloyd to provide them with larger premises.

The new premises were designed to meet the specific requirements of the manufacturer and were completed in September 2014 with a contract value of £2.3m.

Client:

Calthorpe Estates

Role:

Employer’s Agent, CDM Advisor

Description:

Wakemans were retained on this project as Employer’s Agents and CDM Co-ordinators by property owners Calthorpe Estates. This was a £700k project to convert existing offices to a bar and restaurant, to be occupied by the Peach Pubs chain who operate high end gastro pubs.

The completed development is now called The Highfield, a gastro pub and restaurant with a bar and patio area, elegant places to eat overlooking the leafy garden & private rooms for meetings or celebrations.

Wakemans assisted Calthorpe to completely re-configure the existing premise’s to deliver the exacting specifications required to fulfil Peach Pubs requirements. The Highfield is the forerunner to the redevelopment of Calthorpe’s large estate based around Greenfield Crescent to create a vibrant and high quality retail, leisure and residential development to be known as Edgbaston Village. Wakemans have been appointed on a number of phases as a part of the on going project.

Chase Midlands Estates Limited

Description:

Wakemans were employed as Employer’s Agent, Quantity Surveyor, CDM C and BREEAM Advisor on this scheme by Chase Midlands Estates Limited to develop a new Morrisons Supermarket.  The new supermarket has a customer café, glazed feature atrium (6,000 ft²) with passenger conveyors, lifts and stairs leading up to the 89,747 ft² food store with an additional 10,196 ft² of ground floor retail units. The retail development has been designed to achieve a BREEAM ‘Very Good’ rating.

The development began with demolition and remediation of the site and necessitated infrastructure improvements to allow ease of access to supermarket from the busy Coventry Road, Sheldon. The completed project has a contract value of approximately £8m.

Description:

Wakemans was employed by Frontier Estates on this £3.5m Sainsbury’s Supermarket development based at Shenley Church End in Milton Keynes.

The 37,000 ft² scheme has over 230 car parking spaces and recently received planning permission following extensive consultation with the local community.

The building has been designed to achieve a BREEAM Excellent rating and includes many new green technologies such as a biomass boiler, rainwater harvesting, LED lighting and advanced rooflight technology.

Development began with the demolition of a redundant fire damaged leisure centre and the new building shell was completed and handed over to Sainsbury’s for its final fit out in April 2014, allowing Sainsbury’s to commence trading by the summer of 2014.

Frome Medical Practice

Description:

New £7m heatlh centre development located adjacent to the new Frome Community Hospital on the former Frome Showground. Due to its location the scheme went through an extensive planning process that resulted in a striking high specification building that is both visually pleasing and that sits well with its semi rural setting.

The 4,500 m² building accommodates several GP practices, consulting rooms, an operating theatre, a pharmacy, optician, education suite, and a cafe. The centre has more than 130 health professionals, including 30 GPs and the mental health team.

The completed building achieved a BREEAM ‘Very Good’ environmental rating.

Park House, Teddington

Description:

Park House Teddington was undertaken as a mixed use scheme to convert existing offices and adjoining land into a hotel and residential apartments.

 

The land sited a existing building originally a recording studio, this was demolished prior to development of 9 residential apartments and a A3 unit.

 

The apartments have been constructed and fitted to a high specification and incorporate several environmentally sustainable features including a sedum roof and Combined Heat and Power (CHP) system.

 

The Scheme achieved a BREEAM ‘Very Good’ environmental rating.  The apartments have a energy efficient rating of B (84) giving them a low running cost, and a low Environmental Impact CO2 rating of B (87).

Description:

Wakemans were appointed by Salmon Harvester Properties as Quantity Surveyor and Employer’s Agent on this prestigious £13 million office development located at Temple Quay, Bristol.

Two Glass Wharf has 100,000 ft² of office space and is located on the waterfront within Bristol’s enterprise zone and includes ancillary retail and restaurant use alongside the speculative office accommodation.

The Temple Quay site was previously owned by Castlemore Securities and bought out of administration in 2010 by SHP, a joint venture between Salmon Developments PLC and National Farmers Union Mutual Insurance Co Ltd.

Description:

Bromsgrove Technology Park is a £1.8m multi phased development, this phase of the development involved the construction of three industrial blocks totalling 35,550 ft² GIA, known as Sapphire Court.

The blocks are divided into 13 no. separate lettable business units, ranging in size from 1,402 – 5,378 ft² designed to offer small to medium sized companies industrial and associated office accommodation. Each unit is self contained and has a single loading door, with 6m clear height (capable of accommodating a mezzanine floor).

The units have been constructed to achieve a BREEAM ‘Very Good’ environmental rating.
