Description:

Wakemans were employed on this project as Quantity Surveyors and assisted the school to develop a cost efficient solution to providing additional facilities at the school in order to satisfy the growing demand for places. The project began with the production of full bills of quantities, itemising the requirements of all elements of the project, thus enabling accurate analysis of the design during its development and aiding the tender process, with less risk to the Contractor.

The project involved the construction of a new teaching block comprising of six classrooms plus remodelling works in two locations within the existing school infrastructure.

To maximise the available space Seymour Harris Architecture’s design involved the reconfiguration of the existing dining room to provide a larger facility and building a new staff room. The fitness room was modified and the existing art facility underwent remodelling to create a new science laboratory. A flexible two-storey galleried link between the dining room and teaching facilities opens up opportunities for art exhibitions and events.

The completed project has a contract value of £2.1m.

Role:

Description:

Wakemans are employed on this £1.3 m scheme in a multi-disciplinary role including: Employer’s Agent, Quantity Surveying and Party Wall Surveyor.

The project commenced with the demolition of existing buildings and construction of a 3 storey building containing 7 no new apartments and included the refurbishment of an existing 3 bedroom maisonette.

The project was particularly challenging because of its proximity to adjoining buildings in addition to its busy London location. The project programme had to keep disruption to local residents and businesses to a minimum, and extreme care was necessary to avoid damage to adjoining structures during demolition and construction. The existing facade to the stable yard was preserved as an interesting feature to the new buildings situated behind.

Role:

Contract Administrator

Description:

Wakemans Building Surveying Team were appointed as Contract Administrators to manage this project on behalf of Travelodge Hotels Limited. The existing hotel required extensive works to preserve its grade II listed facade, windows and architectural stonework, which was showing significant deterioration and structural damage due to factors related to weather damage, age the hotel’s general state of repair.


Following an extensive survey recommendations were made to repair any damage, preserve architectural features, and enable a plan of ongoing maintenance to the exterior of the hotel.


Wakemans managed a major programme of works to the building including: significant structural repairs, replacement of sections of existing steelwork, the provision of new thermal insulation to wall cavities, re-cladding, re-roofing, replacement and repair of bay windows, canopies and repair to architectural ironwork. The interior of the hotel had suffered water damage and therefore the hotel needed refurbishment throughout many rooms.  The contract value of these works was £700,000.

Description:

Wakemans undertook this project on behalf of Worcester County Council, whilst engaged on their professional services framework as Quantity Surveyors.
The £2.8 m new build facility provides the school with eight state of the art laboratories, a science preparation room, a professional development room for staff and student teachers, offices and independent learning spaces for Post 16 students.

Role:

Description:

Wakemans were retained on this project in the role Quantity Surveyor by the Joseph Leckie Academy Trust. This new build development provides new community and teaching accommodation over three floors.

Designed by Seymour Harris Architecture the building is sited in the grounds of the existing Joseph Leckie Academy in Walsall and provides the Academy with an additional 16 classrooms and 6 IT rich classrooms, enabling the school to offer additional places to serve the local community.

The project has a contract value of £3.3m.  Wakemans have been retained to work on further phases of the scheme.

Level Healthcare Limited

Role:

Project Manager, Quantity Surveyor, Employers Agent, CDM Consultant and BREEAM Assessor.

Description:

Wakemans were employed by Level Healthcare Ltd as Project Manager, Quantity Surveyor, Employers Agent, CDM Consultant and BREEAM Assessor on this £6m development.

The completed project provides a new multi-user Primary Care Centre offering the community a range of health services under one roof.  Three GP practices provide patient services from the Centre that also accommodates a Dental practice, Pharmacy and Opticians. In addition to dedicated clinical rooms the Centre offers a range of multi-user clinical facilities and meeting rooms within the 3,300m² floor area.

The project was brought to a successful conclusion following the appointment of MAC Construction Solutions Ltd a construction management company who were engaged after the main Contractor went into liquidation.

Role:

Employer’s Agent, Quantity Surveyor and CDM Advisor.

Description:

This 117,400 ft² development has provided Bidvest* with a new multi-temperature food storage and regional distribution centre with an integral head office; enabling the company to relocate their offices from High Wycombe.


The project was split into two contracts initially this involved the shell build, core and partial fit out of M&E to the offices for which Wakemans acted as Tenant’s Representative administering the Lease Agreement and managing Bidvest led enhancements to the base build. Careful programme management enabled the fit out works to the food storage and warehouse facilities to overlap the base build of the scheme; with the fit out let as a £6m Design and Build contract for which Wakemans were engaged by Bidvest as a multi-disciplinary consultant providing a range of services to include Employer’s Agent, Cost Consultant and CDM Advisor.


The fit out works included £2.6m of refrigeration works and an M&E package amounting to £1.6m. Practical Completion was achieved on 6th June 2016.

Wakemans also managed the interface with Bidvest in-house team ‘Bidvest Direct’ for the fit out of 3 no. kitchens and warehouse racking. Notably the fit out works comprised of the provision of a state of the art ground floor presentation kitchen and dining area for Bidvest clients; as well as bespoke interior design and specialist joinery and fittings to office ‘huddle’ areas, meeting rooms and coffee lounge.


*Bidvest sell and deliver multi-temperature food, equipment and non foods to the hotel and catering industry across the UK.

Description:

The Walsall Waterfront comprises of a multi-screen cinema at the first and second floor of the building with ground floor retail units. The development is located alongside the canal and represents a significant regeneration scheme in the area aimed at providing the Walsall community with new and attractive leisure facilities. The cinema is operated by The Light Cinema and opened its doors in March 2016.

Description:

Wakemans were retained on this project as Employer’s Agent, Quantity Surveyors and BREEAM Advisors by REID Lifting a global company that specializes in the design and supply of lightweight portable gantry and davit cranes.

The project involved the new build development of a £2.6 million warehouse, distribution and office project located at Newhouse Farm Industrial Estate, Chepstow. The building was designed to achieve a BREEAM standard of ‘Very Good’.

The completed 32,500ft² development has allowed REID lifting to relocate to a purpose built facility that has become its UK headquarters, the new building has provided REID with extra space to allow the company to make improvements to their UK operations by increasing efficiency and productivity. A project has also included a second 15,000ft² speculative building.

Description:

Wakemans were appointed on this project to construct a new office and production facility at Tewkesbury for Moog Controls Ltd, a leading designer, manufacturer, and integrator of precision control components.

Wakemans acted as Employer’s Agent, Cost Consultant and CDM Consultant on the 44,000 ft2 project, which will expand Moog’s existing facilities at Ashchurch Industrial Estate.

The expansion project has enabled MOOG to improve its service to its customers and to sustain business growth and indicates another positive indication of the recovery within the economy and in particular for the construction industry.
