²Major Logistics Park, Tamworth – Phase 2

Description:

Phase 2 – of the Logistics Park, development represented the largest single speculative build for the developer to date (September 2021).

This build provided a single 321,000ft2 unit with enhanced facilities throughout to suit the needs of a major logistics tenant.

The scheme also included extensive highways works to provide a main access road to the site and involved the clearance of land and preparation of land for phases 3 and 4 of the development.

Description:

Wakemans are currently engaged on this multi-phased project to act as Employer’s Agent, Quantity Surveyor, Principal Designer and Health & Safety Advisor (September 2021).

Phase 1 – saw the completion of three high specification units ranging in size from 12,375ft2 to 49,000ft2, providing occupiers with first floor open plan offices with suspended ceilings and raised access floors, dedicated yards and parking. In total this phase offered distribution and office space totalling up to 89,375 ft2.

Portside Park, Avonmouth

Role:

Description:

This phase of the Portside scheme comprised of three warehouse/industrial units totalling 145,000ft².  unit 3 has 15,284ft² of floor space, with units 4 and 5 offering between 40,497 ft² and 88,300ft² of floor space.

The development lies adjacent to existing distribution accommodation on the Portside B1(c)/B2/B8 development site in Avonmouth.

Portside Park is prominently located to the main arterial route linking J18/J18a of the M5 at Avonmouth to J1 of the M48.The M5 and M49 are accessed via Junction 18/18A of the M5. The Park is located in the heart of Avonmouth which is the most established industrial and distribution area in Bristol.  Avonmouth Docks are located 1 mile to the west of the site.

Travelodge Newark-on-Trent

Description:

The hotel is a part of the District Councils’ vision to regenerate Newark-on-Trent city centre with plans for a range of leisure and hospitality venues.

The Travelodge Newark building saw the transformation of the neglected and derelict Robin Hood Hotel, a grade II listed structure and work began with the part demolition of the building retaining its historic façade.

To avoid damage it was necessary to carefully demolish the rear of the building by hand once the façade had been supported.

The remaining structure underwent conservation and repair prior to the development of the hotel.

The second phase of the project involved the construction of a 66 -room hotel linked to the historic frontage and the completed building offers the opportunity for commercial hospitality or shops underneath.

New Logistics Warehouse, Redditch

Approximate Contract Value:

£65m

Description:

This major logistics development will provide a 327,914ft² warehouse, 169,770ft² first floor mezzanine and with 32,960ft2 adjoining office and welfare facility the completed building has a total of 530,644ft2 floor space.

The unit has been let to a prominent online retailer who has instructed an additional £25m of work to the base build of the unit to fulfil their demanding specification.

The property can be accessed via three sides with yards from 40 – 67m. It has 102 dock levellers as well as 4 van and 2 level access doors.

There is parking for 125 HGVs and 470 cars, the development will provide a major employment and growth opportunity for the area. The building is to handover to a major logistics and on-line retailer in Autumn 2021.

Once complete it is anticipated that this project will have an approximate contract value of £65m.

Description:

Wakemans were employed as Employer’s Agent and Quantity Surveyor on this £10.5 m project.

Located on a former industrial site Lower Milehouse Lane in Newcastle Under Lyme, Staffs, the works included the remediation of the whole of the site and construction of 80 residential units comprising 22 no. 2 bed bungalows, 20 no. 2 bed houses, 21 no. 3 bed houses, 2 no. 3 bed corner houses and 15 no. 4 bed houses, including all associated drainage, external works and services.

The project was designed and developed to meet and achieve the following housing standards: NHBC Cover, Minimise waste, Protect the ecology, Secure by Design, HQI, Design and Quality Standards, Lifetime Homes, Code for Sustainable Homes – Level 3, Building for Life – 16 out of 20.

A proportion of the properties was let to Sanctuary Housing Association.

Wakemans have worked for Travelodge in a multi-disciplinary role since 1996, we currently manage the hotelier’s Pre-Contract work and a range of projects including new build hotels, conversions, extension, and refurbishment schemes.

Over this time Wakemans have built a strong collaborative ethos with the hotelier, which enables us to be sensitive to the hotelier requirements and we are assisting Travelodge with a dedicated team of Project Managers, Quantity Surveyors and Building Surveyors, with a wide brief to augment Travelodge development and progress and build its brand in the marketplace.

Wakemans have provided Contract Administrator and Building Surveying services for the Sixth Form College, Solihull, and we continue to be retained by them on a series of schemes.  Our recent projects have included:

Travelodge Hotels Limited employed Wakemans as Tenant’s Agents on this new concept flag ship hotel project located in central London.

The hotel has become the jewel in the crown of the budget hotel group’s portfolio of over 550 hotels, across the UK and Europe. The Aldgate property which has 395 rooms across nine storeys and a Bar Café is currently the largest Travelodge in Britain.

The hotel is aimed at both business travellers and tourists and is situated in the heart of the Capital’s business district and within walking distance of famous attractions, including the Tower of London, London Bridge, Petticoat Lane Market and St. Paul’s Cathedral.

The hotel chain’s new ‘budget chic’ brand unveiled earlier this summer, Travelodge Plus offers more amenities, greater style and comfort with new look standard rooms and ‘premium economy’ SuperRooms.

Work began on the £26 million development in Middlesex Street with the demolition of a former commercial building and the creation of a new pedestrian thoroughfare. The building design was ‘cut back’ to allow for rights of light.

Role:

Description:

Wakemans acted as Employer’s Agent, Quantity Surveyor and CDM Advisor on behalf of Oak Trading on this project to provide new community facilities in the Melbourne area of Chelmesford.

The project began with the demolition of the old scout hut and the construction of a large two-storey hall incorporating a kitchen, office and meeting room.
Funding for the scheme was spearheaded locally by Melbourne Project with additional financial support from Chelmsford City Council. The new building will provide a new home for Beavers, Cubs and Scouts of the 8th Chelmsford Scout Group, and will be put to good use by a wide range of local groups.
