Description

The hotel has 95 rooms on offer and includes the latest Bar 85 option offering an attractive food and beverage venue for its guests along with the hoteliers SuperRooms offering it is bound to be popular.  Notably the hotel has been developed and is situated on land owned by Surrey County Cricket Club also plays host to a cricket themed display of memorabilia.

London’s Northern Underground extension line runs underneath the new building and a vibration specialist was retained to ensure that the structural foundations of the building are suitable for the hotel’s situation.

Description

Travelodge Hoteles España is the Spanish arm of Travelodge with six hotels offering a total of 699 rooms located in Madrid, Barcelona and Valencia.

Wakemans is supporting the hotelier to expand its portfolio of hotels across the country providing our professional multi-disciplinary services.

We have been engaged to work on a diverse range of projects providing Pre and Post Contract services on three of the existing portfolio new build hotels: Madrid Alcala, Barcelona Poblenou and Valencia.

Together with involvement on new properties we have also undertaken services in connection with refurbishment and air conditioning works at Travelodge Barcelona Fira.

The latest hotel acquired by the hotelier is the 78-room Villa de Coslada which will be the third Travelodge situated in Madrid and be traded as Travelodge Madrid Coslada Aerepuerto. We assisted Travelodge with this acquisition and are providing services in connection with a £1m refurbishment which is currently underway (June 2023) and will incorporate the latest Budget Luxe specifications.

Description:

The hotel is a part of the District Councils’ vision to regenerate Newark-on-Trent city centre with plans for a range of leisure and hospitality venues.

The Travelodge Newark building saw the transformation of the neglected and derelict Robin Hood Hotel, a grade II listed structure and work began with the part demolition of the building retaining its historic façade.

To avoid damage it was necessary to carefully demolish the rear of the building by hand once the façade had been supported.

The remaining structure underwent conservation and repair prior to the development of the hotel.

The second phase of the project involved the construction of a 66 -room hotel linked to the historic frontage and the completed building offers the opportunity for commercial hospitality or shops underneath.

Wakemans have worked for Travelodge in a multi-disciplinary role since 1996, we currently manage the hotelier’s Pre-Contract work and a range of projects including new build hotels, conversions, extension, and refurbishment schemes.

Over this time Wakemans have built a strong collaborative ethos with the hotelier, which enables us to be sensitive to the hotelier requirements and we are assisting Travelodge with a dedicated team of Project Managers, Quantity Surveyors and Building Surveyors, with a wide brief to augment Travelodge development and progress and build its brand in the marketplace.

Travelodge Hotels Limited employed Wakemans as Tenant’s Agents on this new concept flag ship hotel project located in central London.

The hotel has become the jewel in the crown of the budget hotel group’s portfolio of over 550 hotels, across the UK and Europe. The Aldgate property which has 395 rooms across nine storeys and a Bar Café is currently the largest Travelodge in Britain.

The hotel is aimed at both business travellers and tourists and is situated in the heart of the Capital’s business district and within walking distance of famous attractions, including the Tower of London, London Bridge, Petticoat Lane Market and St. Paul’s Cathedral.

The hotel chain’s new ‘budget chic’ brand unveiled earlier this summer, Travelodge Plus offers more amenities, greater style and comfort with new look standard rooms and ‘premium economy’ SuperRooms.

Work began on the £26 million development in Middlesex Street with the demolition of a former commercial building and the creation of a new pedestrian thoroughfare. The building design was ‘cut back’ to allow for rights of light.

Description:

Wakemans Building Surveying Team were appointed as Contract Administrators to manage this project on behalf of Travelodge Hotels Limited. The existing hotel required extensive works to preserve its grade II listed facade, windows and architectural stonework, which was showing significant deterioration and structural damage due to factors related to weather damage, age the hotel’s general state of repair.


Following an extensive survey recommendations were made to repair any damage, preserve architectural features, and enable a plan of ongoing maintenance to the exterior of the hotel.


Wakemans managed a major programme of works to the building including: significant structural repairs, replacement of sections of existing steelwork, the provision of new thermal insulation to wall cavities, re-cladding, re-roofing, replacement and repair of bay windows, canopies and repair to architectural ironwork. The interior of the hotel had suffered water damage and therefore the hotel needed refurbishment throughout many rooms.  The contract value of these works was £700,000.
