Building surveying services
Building condition surveys
A comprehensive inspection and report of a property which informs you of the condition of the internal and external fabric. Additionally, we can also offer inspection of the mechanical and electrical installations and high-level areas to be accessed by drone or other safe method of access.
Pre-acquisition / Technical due diligence
A comprehensive inspection and report as described above which also informs you of current and future risk and likely future issues ahead of the acquisition of the new premises.
We can also review and advise on other documentation such as existing guarantees and warranties on the building.
Defect diagnosis and building pathology
We provide advice on issues with your property including potential structural issues, dampness, cracking and general deterioration, including advice on likely remedial works. We offer pragmatic and sound advice on buildings of all ages and construction. Wakemans can also carry out further investigation works if required to determine causes and make informed decisions on remediation.
Building facades and fire compartmentation advice
We can assess your asset and inform you of the current condition of the façade and fire compartmentation. We also work with other professionals such as Fire Engineers to ensure that your asset performs correctly.
Feasibility studies
We can assess your building and determine the feasibility of refurbishment and redevelopment as a whole or of components such as roofs, walls and external finishes in order to prolong the life of your asset.
Design and specification
Wakemans can provide design and specifications for remedial works and refurbishment projects through the creation of Schedules of Works and relevant tender documentation. Our range of experience includes demolition and minor repairs all the way through to remediation works of fire- and flood-damaged properties.
Contract administration
If required, we can take the project to the next stage and act as the Contract Administrator by competitively tendering the project works out to contractors, provide a tender sum analysis to advise on who should be appointed on your project, and then manage the project through to Practical Completion. Our building surveyors are well placed to work on contracts such as JCT.
Planned maintenance or asset life cycle assessment
Wakemans’ Building Surveyors can inspect your assets and provide pragmatic and sound advice on their condition, but we also understand that budget constraints and other factors mean that works need to be planned for the future. We can assess the likely lifespan of the building components together with budget costs so that you can make informed decisions.
Development / Project monitoring
Wakemans can provide monitoring of your project to determine that the quality and site activities accord with industry standards and provide an independent opinion to give you peace of mind.
Party Wall Act 1996
We can provide you with advice on meeting your obligations under the Party Wall Act, together with servicing of the requisite notices and awards.
Interim and terminal schedules of dilapidations / Landlord and Tenant
Wakemans can inspect the building on the landlord’s behalf and determine if there are any breaches of the repair covenants in the lease and advise on the method of repair and potential costs in order to put the building back into repair.
On the other hand, Wakemans can also represent the tenant and review the dilapidations claim submitted by the landlord, assess the claim to ensure that it is fair and reasonable, and carry out all negotiations.
Wakemans can also advise occupiers on dilapidations assessments in order to clarify potential liabilities at the end of the lease that need actioning and also provide advice on general exit strategy.
Expert witness
Wakemans can appraise issues such as alleged poor workmanship, assessment of contractor claims for additional costs on projects, and other disputes that may arise throughout the course of building construction.
