Project overview
Indurent Park, Derby is one of the largest regeneration sites in Derby City Centre; a 50-acre, multi-phase development delivered across a live operational site. Wakemans provided full project and cost management services throughout all five phases, which included ten new industrial units as well as a new multistorey car park with 887 spaces for the existing Rolls Royce manufacturing site.
Built to suit and internal fit outs were carried out ready for occupation by tenants such as Rolls Royce, Kia, Vaillant and Getinge.
Works ranged from site-wide enabling and infrastructure to high-spec industrial units rated as BREEAM Excellent with full M&E, cladding, drainage, and shared landscaping. A key challenge was managing construction alongside ongoing business operations. Multiple principal contractors were active across the site, with shared access routes used daily by tenants, contractors and visitors.
A detailed traffic management strategy and regular coordination meetings ensured works progressed safely and efficiently, without disrupting the day-to-day running of the park. Clear access routes, phased contractor zoning, and temporary pedestrian walkways kept all users moving safely, and allowed the project to be delivered on time, in full, and to the required standards.
