Project overview
This £30 million scheme on behalf of Stoford Developments delivered a new, state-of-the-art distribution centre for Pets at Home employing more than 800 people. The development included a 670,000 ft² warehouse, a three-storey main office, two two-storey hub offices, a recycling unit, store, and gatehouse, plus external works supporting 30 EV charging points and new cycle routes. Public facilities surrounding the site include a nature walk with bat and bird boxes and dog walking areas.
The development has been sustainably designed achieving BREEAM Excellent accreditation, with numerous environmentally friendly features including solar panels and rainwater harvesting. £6m of infrastructure works included a new roundabout on the A34 at Redhill to serve the site.
Midway through the build, Pets at Home instructed £7 million of tenant fit-out works. These had to run concurrently with the base build, meaning both teams worked on-site at the same time.
To keep things moving, Principal Contractor McLaren handed over part of the site early, physically separating the base build and fit-out areas, each with their own access and egress routes. Clear communication and coordination were vital. Weekly meetings between both principal contractors helped manage site logistics, highlight key risks, and keep both programmes running smoothly.
The distribution centre won the Midlands Property Awards 2022 and IAS 2022 Deal of the Year Award.
The result? Two complex workstreams delivered side by side, safely, efficiently, and without disruption.
